Do you complete projects on time?

We guarantee on-time project completion. A detailed timeline shall be provided before any agreement, with variations depending on the project scope. We boast a 100% success rate in on-time delivery and are committed to maintaining that standard.
 
Should there be a delay in completion, we offer a standard MCLR +2% as per industry norms.

Do you provide customization?

We offer customization options for our homes. However, the extent of customization may vary. Typically, interior finishes and materials can be personalized. Feel free to contact our team to discuss specific customization requests

What are your compliances?

We follow all the legal compliances and ensure that we only work as per governmental regulations. It includes RERA compliances, health and safety compliances, environmental compliances, and construction permissions and licenses.


We are the only builders in Goa, to be internationally accredited for our quality management systems, environmental management systems, and health and safety management systems. Furthermore, we are the only builders in Goa with a published tree replantation policy

Will I receive a bank loan?

We collaborate with banks and lawyers, to ensure our homes are eligible for bank financing. All our properties are either pre-approved for loans or have received approval from multiple banks' legal teams.

Are your titles clear?

At Cahaya, we ensure that all our titles are clear. This is done by both internal and external legal professionals who are experts in the field of Goan law and Goan property law. We follow strict policies to ensure no stone is left unturned in reviewing titles.

Do you have sea facing/water facing/water touch/beach front/river front villas/homes?

We understand the allure of waterfront properties. However, the Coastal Regulation Zone (CRZ) restricts new construction in these areas to protect the environment and human life. Additionally, obtaining clear titles for such properties is often challenging, and they come with a significant price premium compared to similar properties located slightly inland.

While we don't typically have waterfront properties in our inventory, we'd be happy to assist you in finding your dream home by the water. If you're set on a waterfront villa, please contact us. Our team can help you explore suitable options that comply with CRZ regulations.

 Is there adequate power and water supply?

We strategically develop our properties in areas with reliable access to electricity and water. Certain parts of Goa, like Assagaon, face water scarcity. We prioritize sourcing dependable water and electricity for our homes. Additionally, we equip our properties with water tanks large enough to sustain at least a two-day water outage and ensure easy access for refilling by tankers. Furthermore, we provide 100% power backup to address any power cuts.

How do you ensure privacy and safety?

All our villas are built with sufficient space between each other (in case of multiple villa projects). Our homes are built at a sufficient distance from the closest structure. We ensure that no window faces another home, pools, and gardens are private and designed to prevent others from having a line of sight, and large trees are used to add heightened privacy to our boundary walls.
